Property Condition Assessments

AAI provides the client with Property Condition Assessment (PCA) reports. The PCA reports comply with American Society for Testing and Materials Standard (ASTM) E-2018-08 or can exceed the standard if a particular lending institution has additional requirements.

All of our PCA reports are conducted and certified by a Professional Engineer or Registered Architect and can be conducted anywhere in the United States. PCA reports and Phase I Environmental reports can also be conducted simultaneously in order to provide a discount since one visit to the subject property provides the field data needed for both reports, thus saving on mobilization and reporting costs.

A PCA report investigates and evaluates the systems of a building, such as: electrical, plumbing, mechanical and fire safety. Based on these evaluations which adhere to the ASTM Standard, an estimation of Probable Costs for improvements or repairs that may be required based on physical conditions, maintenance, and other costs to keep the building within code.
