The Limited Environmental Screen report is recommended for very low-risk properties where the history of the property is already known. This report does not include a site inspection. Please note that this initial report may indicate a need to do the more intensive Phase I Environmental report, if the initial records search indicates a potential for current or historical Recognized Environmental Conditions (RECs). The Limited Environmental Screen report includes the following:
1. Government environmental database search
2. Review of at least one readily available historical record (aerial photographs, Sanborn maps, etc.
3. Written analysis of nearby listed properties of concern to determine potential impact to the subject property
4. Transaction Screen Questionnaire answered by owner and/or occupant
5. Limited conclusions regarding potential environmental risk.
Please note that this report is for informational purposes, so the client can make a smart business decision. In most cases, a lender will require a full Phase I report to underwrite a loan. If the client subsequently decides to order a Phase I report, the payment for the Limited Environmental Screen report will be applied toward the cost of the Phase I report.
